Real Property Search
A variety of searches can be performed directly from this page.
Parcel
ID
If the exact Parcel ID is known, entering this value will bring you directly to
the details page for that parcel. Real property parcel IDs are always numeric, in
the format XXXX-XX-XXXX. Any format other than this will not return any
results.
Partial ID
If only part of the ID is known, or if a range of IDs is desired, this search
will bring up a result set of all parcel IDs meeting the given criteria. For
example, XXXX- will give you all parcels starting with XXXX, while -XXXX will
give you all parcels ending with XXXX. Just using XXXX will give you any parcel
starting or ending with that number.
Owner Searches
We have provided you with three different ways of searching the ownership of
Sarasota County Parcels.
Last Name
The quickest search is to search by the last name of a particular owner. This
will return all records which contain any ownership records starting with the
value entered.
Full Name
The next search is to search the last and first names of the parcel's owners.
This search takes a little longer, but will provide you with fewer results. It is
important to put the owner's last name in the first field and the owner's first
name in the second field. This returns all records which have an owner's name
starting with the given last name, and given first name.
Ownership
Finally, we have a complete ownership search. This will search for any two
keywords in either field. Due to the complexity of the search it takes the
longest to perform, but may find records missed by the other two searches.
Address
Entering only the street name (without any qualifiers or directions) will give
you a list of every parcel with a given street name. Adding the street number
will narrow the search to only show those with that number.
Street Search
This search returns a list of all streets in our database matching the input
parameters. You can further refine your search by selecting a mailing city, as
determined by the zip code (NOT the taxing district or incorporation) of the
parcel in question, or click the Results button to view all parcels on the given
street. There is also a link showing the boundaries of the mailing cities.
Subdivision/Condominium Code
This will return any parcels in the designated subdivision or condominium. Note:
Not all subdivisions currently contain parcels.
Subdivision/Condominium Name
This search returns a list of subdivisions. Selecting the link will bring up the
subdivision search results page.
Section/Township/Range
Enter the exact Section, Township, and Range (in that order) in the fields
provided. It is not necessary to include the 'E' for Township or the 'S' for
Range. Omitting the Section will return all parcels having the Township and
Range.
Lot/Block/Sub
Enter the exact Lot, Block and Subdivision Code or Partial Subdivision name in
the fields provided. Entering a Block and Subdivision name will give all parcels
in that block.
Note: Not all parcels have Lot/Block data, and due to the nature of the data, Lot
and Block sorts are alpha, instead of numeric, and will give results of 1, 10,
100, 2, 20, 200... rather than 1, 2, 3...
Parcel Description
Enter up to three keywords in the fields provided. For example, certain newer
parcels do not have addresses. Enter the block number and lot number and
you will be given a list of parcels matching that criteria.
Ex. Entering Lot 1 and Blk A should return any parcels with descriptions
containing both input fields.
Sales Search
Our Sales Search has been redesigned, and allows you to perform several quick
searches on a single parameter, or to search for properties which meet certain
criteria.
Sale Price
This search returns all sales in our database which fall between the amounts
given. Note: In our records, you will often see a sale amount of 0 or $100. This
generally indicates a non-sale transfer of property.
Sale Date
This returns all property sales recorded that fall within the given date
range.
Instrument #
Whenever a property is sold, there is a legal reference number generated by the
Clerk of the Circuit Court. This reference is referred to as an instrument
number. Again, you can search for an exact instrument number, or any instrument
starting with a particular number. Currently, the first four digits indicate the
sale year. For example, searching 2004 will give you all parcels where the last
sale occurred in 2004. Older sales have instruments in the format
orbook/orpage.
Grantor Name
This search returns all parcels which were at one time sold by the name entered.
Note: This does not necessarily indicate the previous owner of the parcel. View
the Transfers page for more information as to who sold the property, and
when.
Deed Type
This search returns all sales using a given deed type.
Lookup Deed Type
This page provides the correct code and a description of the deed types currently
in use.
Land Use Code
This returns all parcels which have a particular Land Use Code. This code
determines whether the parcel is residential, commercial, vacant, etc.
Lookup Use Code
This page provides the correct code and a description of the land use codes
currently in use.
Subdivision Code
Every subdivision in Sarasota County has a code associated with it. This search
will bring up all sales recorded for a particular subdivision.
Lookup Sub Code
This page provides the correct code and a description of the codes
currently in use.
Advanced Sales Search
The advanced search allows you to search for
parcels which fall within a certain date range AND a certain price range AND
within a range of land use codes, etc. This search is useful when one is looking
for sales with a very specific set of criteria.
Sale Date (From and To)
Enter the starting and ending dates to search.
The format of these fields is MM/DD/YYYY.
Leading zeros should be entered, i.e. 01/01/2000.
Note: The search looks only at the most recent sale of the parcel.
Sale Amount (From and To)
Enter the starting and ending dollar range.
Do not include commas in the entry.
To search from $101 to $1,000,000 enter 101 in From and 1000000 in To.
Land Use Code (From and To)
Enter the starting and ending land use code.
Enter four digits in all cases, i.e. 0100.
To search one use code enter the same code in both From and To, i.e. 0100 in From
and 0100 in To.
Land Use codes can be found using the Sub Code Lookup.
To find a use code use the Lookup Use Code link and type in part of the
description, such as single family.
Subdivision/Condominium Name
This search compares the information entered against the name on the
database.
For example, if siesta is entered, all subdivisions or condominiums with siesta
will be found.
To determine what subdivisions will be found by the entered words, use the Lookup
Subdivision Name link.
Note: Do NOT use this field if you are using the Subdivision Code field.
Subdivision/Condominium Code
Enter the exact Subdivision code in the field provided.
Subdivision codes can be found using the Sub Code Lookup.
Note: Do NOT use this field if you are using the Subdivision Name field.
Standard Search Ranges
We have provided several ranges of dates, prices and use codes to facilitate the
use of this page. Simply select a particular range, and the corresponding fields
above will be automatically populated for you.
Personal Property Search
This page allows you to search for information
about Tangible Personal Property accounts in Sarasota County.
Personal Property Account Number
This will return a single personal property account, if found, for the exact
account number entered.
Partial Account Number
If the entire account number is not known, this search will return a list of
accounts matching the given criteria.
Associated Real Property
This allows you to find a personal property account using the associated real
property Parcel ID.
Ownership
This search returns the owners under which the personal property is
registered.
Doing Business As
Often the business name is significantly different from the ownership. This
search returns any personal property accounts which matches the keyword
given.
Business Address
This will search the physical address for personal property accounts.
Search Results Pages
The Search Results pages display the first ten records found using the
criteria given, as well as showing the type of search used, any keywords or
criteria used in the search, and the number of total records found. The number of
records returned can be changed by using the buttons in the top right of the
page.
The typical results page will show the property id, the ownership, and the
situs address of the property. Exceptions to this are the instrument number
search, which also shows the reference number provided by the Clerk of the
Circuit Court, the subdivision search, which shows a brief parcel description
instead of the situs address, and the sale search, which does not show ownership,
but shows sales characteristics instead.
All of the results pages are sortable by vital statistics such as parcel ID or
situs address. They can be sorted either ascending or descending. Ownership is
sortable by all three owners. (Note: Records without a second or third owner will
appear first when sorting by Owner 2 or Owner 3).
Clicking on the parcel id button will bring up the details page for that
particular parcel.
It is now possible to refine your search directly from the results page.
Simply change the search criteria listed at the top of the page and resubmit your
search.
Note: A red asterisk ( * ) next to any of
the link buttons indicates that you have already viewed this record.
We have included a print friendly version of these pages. Simply click the
print button at the top of the page, and you will be able to print a more
esthetically pleasing version of the page.
There are links on the bottom of these pages to return to any of the search
pages, or to our main page.
Sales Search Results Pages
The Sales Search results pages are similar to the property search pages, but
provide more information. In addition to a link to the detail page of the parcel
in question, there is also a link to the Transfer history page for that
parcel.
Additionally, these pages also show the subdivision and land use code for each
parcel. Due to space limitations, it is not practical to include the descriptions
of each of these codes, but links at the bottom of the page will allow you to
lookup the definitions of any subdivision or land use codes.
Customer Survey
This page allows visitors to rate our website by answering a few simple
questions, and providing additional comments, if desired.
Visitors can be anonymous, or provide contact information. If the page is
reached from the Mail Results page, the contact information is automatically
filled out.
Email Form
The Email form is a way for the public to request information and provide
feedback about the Sarasota County Property Appraiser. Certain fields are
required, others are optional. All items will be reviewed by our staff, and an
attempt will be made to contact the sender by phone.
Once the form is submitted, a new page comes up displaying the Email inquiry,
and has an link to our Customer Survey page.
Parcel Details Page
General Information
The Parcel Details page provides detailed information about Sarasota County
parcels. In addition to the information provided, there are several buttons that
will take you to pages providing more information about the parcel, list other
parcels in the same subdivision or with nearby Property IDs, or navigate to the
next or previous parcel.
The information on this page is updated on a daily basis. Certain
characteristics, such as value, are not available for the current year, as they
do not exist until they are certified by the Department of Revenue.
On the top of the page you can find a link to this page, or you can search for
a new parcel id. Links on the bottom of the page will allow you to perform any of
our other searches.
Parcel Information
Property ID
A unique identifier for every parcel in Sarasota County. This is always in the
format XXXX-XX-XXXX for real property.
Property Address
Also called the situs address. This is the physical location of the parcel, if
available. Any city listed is the mailing city as determined by the zip
code.
Please Note: Certain parcels may not have a situs address, because the streets on
which they are located have not yet been named. Also, it is possible for the
recorded situs address to differ from the posted street address.
A link is provided to show all parcels on the same street.
Land Area
The area of the parcel, in square feet.
Description
The abbreviated description of the parcel.
An ellipsis (...) at the end of the description indicates that the description
has been truncated. The full parcel description can be viewed by clicking on the
description button.
Use Code
This is a four digit code which describes the purpose for which the parcel is
being used.
Incorporation
There states whether the parcel is a part of the City of Sarasota, the City of
Venice, the Town of Longboat Key, the City of North Port or is
Un-Incorporated
Subdivision/Condominium
The subdivision/condominium code for the parcel. This also provides a link to a
results page listing all parcels in the subdivision/condominium. Codes under 500
are typically subdivisions, while codes greater than 500 are typically
condominiums.
Delineated District
Some of the parcels in Sarasota County are part of a delineated district. This
code will only show if the parcel in question is one of these.
Sec/Twp/Rge
This refers to Section/Township/Range, referring to a coordinate system. The
Township and Range determine the location of a six mile square, starting with the
state capitol in Tallahassee, and the section refers to a one mile square inside
of this area.
For Example, 36S-17E-01 refers to a grid that is 36 units south and 17 units east
of the state capitol, and points to the 1st block in that grid.
In Sarasota County the Townships run from 36S to 40S and the Ranges run from 17E
to 22E.
Census
This is an area defined by the US Census bureau for the purpose of taking the
census.
The value of this field will depend on the year. Prior to 2004, the 1990 census
track is displayed. From 2004 to 2008, the 2000 census track is displayed. After
2008, the field depicts the complete Federal Information Processing Standard Code
(FIPS) as required by the Florida Department of Revenue, which is a 12 digit
number that includes the state (12), county (115), census tract, and census block
group.
Zoning
This describes how the parcel is zoned. It is important that this information be
verified with the zoning authority.
Ownership Information
This section provides the name and mailing address of the current owner.
Note: It is the responsibility of the owner to provide any change in this
information to our office.
Selling or transferring a property, or recording a deed is done with the Clerk
of the Circuit Court, and such transactions will not automatically update our
information. Since we provide the mailing addresses which the Tax Collector uses
in mailing out the tax bills, it is in your best interest to make sure this
information is kept up to date.
Value Information
Value information is not displayed for the current year as the values do not
exist until they are certified by the Florida Department of Revenue. We will have
preliminary values when we send out the TRIM notices in August, and we will
make these available at this time.
Just (Market) Value
This is what the sale price of the parcel is expected to be, given the current
characteristics.
Land Value
The value of the land alone, without any improvements.
Improvement Value
The value of man-made attachments, such as buildings, driveways, and pools.
Assessed Value
This is usually near the market value of the property, less the Save Our Homes
cap.
Homestead
This simply indicates whether or not the parcel has a Homestead exemption at time
of certification.
Total Exemptions
This is all of the exemptions, including the Homestead exemption, but not
including the Save Our Homes cap.
Total Taxable
A calculation of the Assessed Value less Exemptions gives the taxable total for
the parcel.
Improvement Information
Much like values, these characteristics do not exist until the Tax Roll is
certified by the Florida Department of Revenue. However, we will begin displaying
preliminary characteristics at TRIM time.
This section provides the particulars of any improvements to a parcel, such as
any buildings occupying it. Most parcels have a single building, or card. In the
case of multiple buildings, either the total is given, or the characteristic is
omitted.
Total Building Area
The area of all of the buildings on the parcel, in square feet.
Total Living Area
The area of all of the enclosed areas, in square feet.
Living Units
The number of separate residential units on the parcel.
Bed / Bath
The total number of bedrooms, bathrooms, and half baths for all cards on the
parcel.
Pool
Whether or not the parcel has a pool and if so, what year it was built.
Year Built
On a single card parcel, the year that the current structure was erected.
Transfer Information
Sales and Transfers are recorded with the Clerk of the Circuit court. They
provide this office with the particulars of these transactions, which we then use
to update our database. What is not provided is the mailing address of the
current owner, who is responsible for providing this office with this
information.
Note: All Sales are Transfers, but not all transfers are sales.
Sale
Price:
In the case of an actual sale, this is represented by the amount paid for the
parcel or parcels included. In the case of a non sale transfer, this is usually
indicated by a sale price of $100. In the event of a multiple parcel sale, this
amount will be the same for all parcels, and reflects the total sale price of all
parcels transferred at that time, not the total value split between each parcel
included.
Date Sold
The date in which the transaction took place, not the date it was recorded.
Sales Qual. Code
Determines whether or not the sale can be used for sales analysis by the Florida
Department of Revenue.
Deed Type
This is a code which determines the type of transfer.
Grantor
The Grantor is simply the party recorded as previously owning the property.
Instrument Number
This is a number generated by the Clerk of the Circuit Court as a legal reference
for this transaction. This will be identical on all parcels included in the
transaction. Newer instrument numbers are ten digits long with the first four
being the year. Older sales have an instrument number in the format Book/Page,
referring to the book and page of the clerk's reference book.
In rare instances, no document has been recorded for the sale or none is
available. In these cases, the Instrument Number is designated by either
Unrecorded or N/A, depending on the circumstances.

navigate around our website. We have tried to put these buttons in a position
that relates to their function. For example, the link to the full legal
description is right next to the short legal description. The link to the
Transfer History is located near the Transfer information.

Nearby IDs
This link will bring you to a page that displays the parcel IDs in a range near
to the parcel displayed. Note: This is determined by parcel ID, and not by
physical location.
Description
Located next to the short legal description, this shows the full legal
description for the parcel.
Tax Districts
This links to a page showing the Ad Valorem and Non-Ad Valorem taxing districts
for the parcel. This relates to the millage rates on the TRIM notice that our
office sends out once a year.
Subdivision
The Subdivision Code is displayed as a link. Clicking this button will return a
list of all parcels currently in the same subdivision.
Use Code
This button will bring you to a list of all land use codes in the county, and
their descriptions.
Prior / Next Parcel
These links will bring you to the parcel details page for the prior or next
parcel ID in our database. Again, this is determined by parcel ID, and not by
physical location. The adjacent parcel IDs may not be next door to each other, or
even on the same street. Use the address search on the Property Record Search
page for best results if this is the desired goal.
Transfers
Located in the Last Sale/Transfer section, this brings up a page showing every
transfer of the property listed in our database. Note: as some transfers predate
our electronic record system, It is possible that some transfers might be
omitted.
Tax Districts Page
This page shows the millage rate for all the applicable taxing districts, as
well as the non-advalorem taxes applied to the given parcel.
Building Details Page
This page details the characteristics of each building, or card, on the
parcel. For multiple card parcels, links will be provided to allow navigation
between the cards.
Transfers Page
This page shows all recorded transfers of the parcel in our database,
including sales and non sale transfers.
This page shows the sale date, sale price, instrument number, grantor and deed
type for each transfer. A sale price of $100 or less generally indicates a
non-sale transfer. There is a lookup for deed types at the bottom of the page,
and a link to the actual deed on the Clerk of the Circuit Court's website, if
available.
Personal Property Details Page
Personal Property Account
This is simply a number used by our agency which defines the Personal Property
Account.
Associated Real Property
Most Personal Property accounts are associated with a real property parcel.
Property Location
The physical address associated with the Personal Property account.
Owner's Name
The owner of record for the Personal Property account.
Doing Business As
The business name associated with the Personal Property account, if any.
Mailing Address
The mailing address for the Personal Property account, which can differ from the
location.
Assessed Value
The value determined for the Personal Property.
Exemption Amount
All exemptions recorded for the Personal Property account.
Associated Tax Districts
The Non-Ad Valorem taxing district codes and descriptions which apply to the
Personal Property account.

Some of our data, such as subdivision and zoning, is presented in the form of
a code. We have provided lookup pages to supply the description of these
codes.
The shorter pages can be viewed at a glance, but to simplify navigation of the
longer pages, there is a filter at the top allowing you to view only the desired
